TBRS 2.0 brings together 350 delegates, global hospitality brands, developers and investors to discuss the growth, financing and long-term management of branded residences in India.
India has emerged as the Asia-Pacific region’s largest branded residences market by value, reaching approximately ?92,000 crore (US$9.7 billion), according to The Landscape of Branded Residences in India, Edition 3, released by NOESIS Hotel Advisors at The Branded Residences Summit 2026 (TBRS 2.0).
Held at JW Marriott Mumbai Sahar on 7–8 October, the summit was presented by Amavi by Clarks and curated by NOESIS Hotel Advisors. The event brought together 350 delegates, including developers, representatives of 28 Indian and international brands, investors, lenders and industry experts, across 19 sessions featuring more than 50 speakers.
The NOESIS report estimates that India accounts for 21% of Asia-Pacific’s US$45.3 billion branded residences market value, despite representing just 15% of its units. The market is also witnessing rapid expansion, with 47 confirmed projects currently tracked and the number expected to reach 85 by 2028 across 28 markets.
Branded residences in India command an average 32% premium over comparable projects, with Pune recording a 44% premium and Kolkata 42%. The report also highlights growing demand beyond major metropolitan centres, with the share of non-metro projects expected to increase from 8% to 45% in the next wave of development.
Opening the summit, Nandivardhan Jain, Founder and CEO of NOESIS Hotel Advisors and Curator of TBRS, presented the market’s evolution from a niche real estate segment into a growing investment category. According to the report, 38 projects, comprising 10,452 homes, are operational or launched. Buyers have absorbed 68% of the branded supply launched to date.
The two-day programme examined the entire project lifecycle, including feasibility, brand selection, design, legal structures, financing, sales strategies and post-handover operations. Industry leaders from hospitality groups, real estate companies, design firms and financial institutions discussed how developers can build commercially viable projects while maintaining brand standards and long-term asset value.
Day One focused on project foundations, including land feasibility, brand partnerships, legal frameworks and development economics. The programme also featured the inaugural Branded Residences Awards, recognising projects and industry contributions across six competitive categories and two jury honours.
Day Two shifted attention to financing, development models and operations. Representatives from Motilal Oswal Alternates, Certus Capital, TCG Real Estate, HDFC Bank, ICICI Prudential and ASK Property Fund discussed investment criteria and the financial structures required to support branded residential developments.
Sessions also explored hotel-led and standalone branded residence models, sale-and-leaseback structures, the role of design and wellness brands, and the importance of effective property management after handover.
NOESIS identified three key priorities for the sector: establishing project feasibility before selecting a brand, aligning financing and sales strategies from the outset, and strengthening long-term operational standards. The report also notes that non-hospitality brands account for 73% of branded residential units in India, compared with approximately 20% globally, while hotel groups are expected to expand their presence in the Indian market.
Commenting on the summit, Nandivardhan Jain said the next phase of growth would depend on sound feasibility, appropriate brand partnerships and consistent service delivery. As India moves towards the projected 85 projects by 2028, the focus is expected to shift beyond brand recognition towards the long-term value and performance of each development.
